Welcome to my monthly Edmonton Area Real Estate Report

It’s summer weather in Edmonton and the sun is shining bright!

A quick summary of the Edmonton and Area real estate activity can be summed up with an increase in Sales over April along with prices up a tad on Single Family and Duplex/Rowhouse’s but down a touch on Condo’s.

Year over year we see that the sales of Single Family and Duplex/Rowhouse’s are lower than May 2017 while Condo sales increased a bit by 1.12%. Speaking of Condo’s, their price year over year declined -3.86% with the other categories more or less flat. This is still a very affordable real estate market!

Choice? Do Buyers have a choice? You bet as we added over 1000 new properties for sale in the month of May. It’s an interesting market as we see some areas moving very quickly with limited choice but a lag and a surplus in others. If you’re wondering how your area is performing, send me a note and I’d be happy to let you know.

How will June look? If all follows the trend, June will be active with more sales than May. Typically we see a push to find that dream home and move in before the September school year starts. Prices I expect won’t have too much pressure as the selection is great and the forces of supply and demand are strong. As has been my broken record, if you want to sell, make it look pretty and price it competitively!
