Oh early August in Edmonton! It is an absolutely lovely day as I sit on my garden swing typing this monthly Real Estate update. The weather this summer has been terrific and the city offers so much in the way of events that it’s impossible not to have a bit of a skip in our step.

Speaking of skips, the June Real Estate activity in the Edmonton Census Market Area (CMA) skipped down a step in month over month sales. This is typical for the summer season and it is important to keep the data in context. For example, the sales of Duplex/Rowhouses dropped -41.04% from June 2016……-41.04%!!! But wait…..they were up +53% in June from May and year over year up +9.70%. See, context.

A quick look indicates that overall sale prices and sales are comparable to July 2016 with Year to Date Sales up a bit in Single Family and Duplex/Rowhouses but down a tad in the Condominium category.

What continues to the benefit of Buyers is the choice offered in the marketplace with the inventory of all Residential listings at a peak of 8756 listings. This includes a drop in the number of listings added in July over June of -9.13%.

As I’ve mentioned before, Sellers who price right Sell! The laws of Supply and Demand are very much in play and good properties priced right sell quickly.
