In spite of the very wet April weather the month proved to be a good one for both Buyers and Sellers in my opinion. For Sellers the average selling prices in all categories increased a bit and for Buyers the residential inventory is still strong offering great choice.

A closer look reveals the number of overall sales was similar to March (+0.27%) which curiously was down -6.99 % from April 2016. However, year to date sales increased +5.06% over the same period as last year. Personally Cat and myself found March and April to be very active and expect the typical spring market interest to continue.

Some quick facts:

  • $439,438 is the average Single Family selling price
  • $257,740 is the average Condo selling price
  • $357,815 is the average Duplex/Townhouse selling price
  • The most sales for the month was in the $350,000-$374,999 range
  • The second highest sales was in the $375,000-$399,999 range
  • 12 homes sold in the $1,000,000-$1,499,999 range
