What an interesting month October turned out to be! We completed the federal election but not without continuing the conversation while the Edmonton Real Estate market sales increased by 11% when compared to 2018. The increase in year over year sales however came at the expense of the average sale price which declined to $354,052 verses $359,680 in October 2018. Condominiums however, once again had prices up both month over month and year over year!

Sellers are realizing they need to look good and be priced competitively. I believe Buyers in October took advantage of their opportunities and Sellers proved to be a bit more flexible in pricing.

What should we expect in November? The number of active buyers will decline as we move into the winter season. Sellers still on market should work closely with their Realtors to ensure they are positioned well in their markets and be willing to entertain any interest.

This might sound strange, but I believe the longer we go without snow, the better the real estate sales are. That said, I’m hoping for a brown Christmas!
